  • Served as the Executive Director of CommunityWorks RI, a statewide community development corporation.
  • Managed the completion of a merger between two organizations, each with 30 year histories during which they undertook numerous community development initiatives, created hundreds of units of affordable housing and mixed use development, and invested more than $60 million in the local community. 
  • Oversaw the physical merger, financial oversight, organizational transition, and the strategic planning process.
  • Identified and assessed significant properties for redevelopment to help stabilize challenged neighborhoods.
  • Oversaw the planning and development of 90 units of housing and mixed use utilizing a variety of sources.
  • Developed a strategy for acquisition of a significant number of foreclosed and distressed properties.
  • Participated in the branding, marketing and networking of the new organization.
  • Oversaw all fundraising, and generation of developer’s fees in order to sustain the organization.
  • Managed a staff of ten persons, and engaged with a Board of Directors.

  • Collaborated with City officials, developers, architects and engineers on large scale projects such as the USM’s Muskie School and Osher Map Library, Mercy Hospital Fore River Campus, Maine Medical Parking Garage, Longfellow at Riverwalk, Village at Ocean Gate, Westin Hotel, Whole Foods, Intermed Offices, Bayside Student Housing, Avesta Pearl Place Housing, the Maine State Pier, and many other residential and multi-use projects.
  • Facilitated innovative design for urban infill projects such as 490 Congress Street and the Chestnut Street Lofts.
  • Reviewed development applications for compatibility with the City’s urban design standards and guidelines.
  • Drafted or revised design standards for the Bayside B-7 Mixed Use Urban Neighborhood Zone, the R-5 and R-6 Residential Neighborhoods, and the University of Southern Maine.
  • Assisted in the creation of mixed-use, high density zoning for Bayside – an under-developed area near downtown.
  • Staffed the Bayside Streetscape Subcommittee which focused on urban design issues in an inner urban neighborhood.
  • Staffed the Adams School Reuse Committee which included a Community Design Day to envision the site’s future.
  • Participated in the selection of a developer for the Sacred Heart affordable artist live/work space project.
  • Redesigned Longfellow Square.  Worked with the City Arborist to draft improvements for Monument Square.
  • Worked with the City Arborist on the ongoing greening of the City’s streetscapes and public places.
  • Served as President of the Portland Arts and Cultural Alliance, drafted the strategic workplan, wrote grants, revised the bylaws, and generally provided staffing until an executive director could be hired.
  • Staffed the City’s Creative Economy Committee, and the Portland Public Art Committee.
  • Coordinated the implementation of public art - Art Underfoot in Longfellow Square; and Cloud Bench and Rustle Diptych in Winslow Park.  Assisted in the development of Fishermen’s Monument, and the P.D. Merrill Memorial.
  • Wrote the Guidelines for Community Art Works to encourage collaboration between artists and citizen groups.

  • Established a consulting firm providing expertise in urban design, urban and regional planning, master planning, site planning, project permitting, environmental planning, neighborhood revitalization, cultural planning, sustainable growth, adaptive re-use, and interior design.
  • Provided design services for aesthetic and holistic interiors for homes, restaurants, workspaces and wellness places.
  • Served on the transition team for Providence Mayor Cicilline and his administration into City Hall in 2002.
  • Completed the Master Plan for the West Broadway Neighborhood for the WBNA and Rhode Island Housing.
  • Participated as a room designer in the Providence Design House.

  • Served as the project planner for the company’s innovative Mashpee Commons project - a 200+ acre, pedestrian-oriented, mixed-use, town center currently being developed on Cape Cod.
  • Participated in the ongoing site and architectural design process for the six neighborhoods of this project.
  • Created draft design guidelines to ensure high quality aesthetic and environmental design. 
  • Developed smart growth strategies for the project through traditional design elements, innovative infrastructure for traffic and wastewater, provision of affordable housing, open space protection and transfer of development rights.
  • Produced the Draft Environmental Impact Report, Development of Regional Impact Report, and Final Environmental Impact Report, and helped to strategize a Development Agreement with the Town and Cape Cod Commission. 
  • Evaluated the potential of the State’s 40B statute as a model to meet environmental and affordable housing concerns. 
  • Participated in the ongoing public and political outreach process, and the creation of necessary zoning amendments.
  • Contributed to the planning, design and advocacy efforts for the company’s innovative projects in Providence.

  • Established a regional office of The Conservation Fund, a national sustainable land use and conservation organization.

  • Contributed to the creation of statewide plans to protect sustainable, scenic, historic and natural resources. 
  • Initiated a statewide greenway program in Rhode Island and served on the Governor’s Greenway Task Force.

  • Inducted as a participant in the “Eagle Square Coalition” which worked to save a large mill complex from demolition for a strip mall, and advocated for the artists and small businesses in the mill.  This was a catalyst which led to legislation, policy reform, and sustainable investment in the Olneyville mill district of Providence.
